Building Demolitions

Building Control deal with demolitions which need to be notified in advance before work begins.

Demolitions are dealt with under the Building Act 1984. They require notice to be given to us before demolition begins.

Which buildings does it affect?

This section of the Building Act applies to any demolition of the whole or part of a building except for the exemptions listed below:

What is the procedure?

The property owner or the demolition firm acting on their behalf need to write in stating the following:

Six weeks notice is required prior to demolition.  Building control will notify certain public bodies and neighbouring properties that the demolition is occuring.  We will also issue the applicant/demolition company a set of conditions to adhere to.

What does it cost?

There is no fee for this.

Will a Building Control officer inspect the demolition?

Inspections are not usual, except following a complaint.

Planning

Planning consent may be required e.g. for the demolition of a house.

You can notify us if you intend to demolish a building exceeding 50 cubic metres by completing the Demolitions Regulation form online.
