Development Principles
Development Principles provide detailed guidelines to planning proposals and are used in major development applications to achieve the best results.
Development Principles supplement the Local Plan. They provide design guidelines and other information to help shape planning proposals. This helps achieve the best standard of development. It covers:
- Density of development
- Developer Contributions
- Affordable Housing,
- Integration of the site into its surroundings,
- Access, circulation and parking,
- Layout and design,
- Landscape,
- Energy Efficiency
Our Local Plan allocated land for a number of new homes. This met the demand of phase one between 2006 and 2011.
Each of these sites were allocated by a specific planning policy in the Local Plan. These policies have individual Development Principles which involves:
- Internal consultation with relevant departments
- Formulation of the guidance in association with local stakeholders
- A formal 6 week public consultation period for comments
- Formal consideration by Cabinet
At the completion of this process the Development Principles will therefore carry significant weight in shaping development proposals.
