Building Control Forms

Building Regulations Full Plans Application

Full Plans applications require detailed drawings (generally drawn by an architect or surveyor) showing how the work will comply with the Building Regulations.  We will examine them and if there are many queries with them, we will send a letter to the architect asking for amendments to be made. If there are only a few minor queries to be resolved, then a Conditional Approval may be issued. If there no queries, then a  Full Plans Approval will be issued. Very rarely a rejection will be issued if we do not receive a response to our queries within the given time-frame, or if the plans are of a very low standard.

This type of application is best used when approval is required for works other than simple wall removal or window replacements to domestic dwellings. It is obligatory for all commercial works.

It is recommended that keep your approval on file as it will be required by the solicitor if you ever sell your property.

Building Notice Application

Building Notice applications are most appropriate for simple jobs, where works do not require detailed drawings, for example:

Advantage:

• You may start work within 48 hours of submitting the application.

Disadvantage:

• You do not have the reassurance of approved plans as with the Full Plans Submission. 

• Your builder must be fully aware of all the Building Regulations that apply to the work, otherwise following our site inspections, we may require that works built incorrectly are amended, and this can incur costs.
Works to non-domestic properties and building over public Sewers must use a Building Regulations Full Plans Submission.

Building Regulations Regularisation Application for Unauthorised Work

The Building Regulations Regularisation is a retrospective application which is used to obtain approval for works undertaken without a Building Regulations application being made at the time of the build.

We strongly advise that you do not put yourself in a situation where a Regularisation is necessary,  as carrying out building works without consent is illegal and contravenes the Building Act 1984.  Using this form of application is likely to cause you more expense and delay, or even lose the sale of your property if you are in the process of selling. For example, we may require you to open up elements of the structure so that we can carry out inspections and you may need to correct works that haven’t been carried out to the correct standard. This application can only be used where work was carried out after 11 November 1985.
