Energy Performance Certificates

Energy Performance CertificateProperty owners and landlords are required to provide an energy performance certificate on their buildings.

From 1st October 2008 all landlords need to provide an Energy Performance Certificate to tenants moving into a new home.

As we are the landlord of our council houses, we include this information to our tenants.

The EPC gives information about the energy efficiency of the home. It is similar to the information displayed on domestic appliances.

Ratings performance range from A to G, where A is very efficient and G is very inefficient.

It shows two things:

The rating is based on factors such as property age, layout, construction, heating, lighting and insulation. The average rating for a home in England and Wales is band E.

The certificate also gives estimated running costs based on standard assumptions about a property. This includes how many people live there and how long it is heated each day.

The actual energy you will use living in your home will depend on how you use it. For example how long you have the heating on and whether lights and appliances are left on.

An EPC is valid for 10 years. Because of this the EPC given to you before you move in, may be up to 10 years old and the energy costs could be out of date.

Recommendations for improving the energy performance of the property are also listed. This estimates how much could be saved, both in energy and money.

They range from small changes tenants can make themselves, such as turning the heating down and using low energy light bulbs, to large works such as installing solar panels.
