You are here: Home > Environment and Planning > Land and premises > Buildings > Building regulations > Pre-application advice > Do I need planning permission? Do I need planning permission? If you are proposing to carry out any form of development within the Lewes District you are strongly advised to check with us before starting any work. In order to do this, submit an Enquiry About the Need for a Planning Application. For a copy of this form, please see the Planning application forms link in the 'Relevant Documents' section below. Once we receive your enquiry we will aim to let you know within 15 working days whether you need to make a formal planning application. Our reply will be based on the information supplied and will not prevent us from requesting a planning (or other) application at a future date if other information becomes available. There is a new interactive tool from Planning Portal which is kept up to date with the latest changes in legislation. This 3D house is designed to help householders work out if planning consent is required for works to their property. You can link to the website from here: Planning Portal Interactive House Guide If you intend to carry out building work you will probably also need consent under the Building Regulations. This is a separate process from a Planning application and, again, you are advised to seek advice before starting any work. Not all development requires planning permission and some work can be carried out under what is known as 'permitted development' rights. These are explained in a booklet, Planning: A Guide for Householders. If your proposal involves a business or commercial use please see the leaflet Planning Permission: A Guide for Business. For a copy of these booklets, please see the external links at the bottom of this page. Relevant DocumentsPlanning application formsUseful Links
